Transfers insures that the timeshare is free of any mortgage or
encumbrances, and verifies the current status of all fees. The timeshare is then handed over to Seize The Day
Vacations to liquidate the property. After a buyer is found, Trejesto Title
Transfers completes the closing and distributes funds to the charity.

BASIC TIMESHARE FACTS
WHAT IS TIMESHARE?
Beginning some 30 years ago in the French Alps, vacation ownership
started with the idea of being able to exchange one’s vacation
accommodations with someone else’s. Not everyone could afford that
second home at the beach, so by owning just a segment of that home, or
condo, it became within most people’s reach.
By locking in the purchase price of accommodations, vacation ownership
(time sharing) helps to ensure future vacations at top-rated vacation
destinations at today’s prices. The reasons cited for purchasing by most
timeshare owners is the quality of the resorts followed by the
flexibility.
Each resort condominium unit is divided into weeks which are sold
separately. The weeks are priced according to a variety of factors,
including the size of the unit, and the season of the week. Timeshare
ownership offers vacationers an opportunity to save on the escalating
cost of vacation accommodations over the long-term and like your home;
vacation ownership provides space and flexibility to suit the needs of
any size family or group. Units range from studios to three or more
bedrooms and most units include a fully equipped kitchen with dining
area, washer and dryer, linens, stereo, televisions, VCR as well as the
many outside amenities.

TIMESHARE FACTS
You may use your home resort each year, or you may use a different
resort in a different location each year. Your choice - go to Disney
World this summer, sky in Colorado next winter, see Italy the following
spring, then walk on sandy beaches and enjoy the ocean in the fall. You
will have this much versatility in your vacationing. One of the
biggest misconceptions is that you have to go to use the same week or
resort every year, YOU DO NOT. You can make your vacation
plans each year according to your own schedule and desires.
HOW DO I DO THAT?
There are two major exchange companies, Resort Condominiums
International (RCI); and Interval International (II). Both
companies offer timeshare owners other resort opportunities worldwide.
When you want to make an exchange, you simply call your exchange
company, RCI or II, to deposit your timeshare week. Think of it like a
bank. You make a deposit (give them your timeshare week this year) and
then make a withdrawal (this is the part where you request another
resort where you would like to vacation). This process occurs millions
of times each year with other timeshare owners so you can see where
their inventory comes from.
CAN I EXCHANGE FOR ANY WEEK?
IT DEPENDS.
Exchange companies have certain parameters to ensure that the system is
fair. If you own an off-season week somewhere, expect to exchange it for
another off-season week. (Like for Like) The resorts color
code each week so that it specifies which season it falls into. RCI
uses red, white and blue, II uses red, yellow and green. A red week
with either RCI or II designates a week that is in high demand. (Ex.
Summer in Florida or Winter in Colorado). White or yellow weeks are in
between; not prime season. This is generally spring and fall season. A
blue, or green week is considered off-season. (Ex. summer in Colorado,
winter in Texas)
CAN I EXCHANGE FOR ANY LOCATION?
There are only three things that matter in real estate…Location,
location, location. The same is true in timeshares. This is important,
many first-time timeshare buyers purchase a red week thinking they can
exchange for any red week in the exchange system. THIS IS NOT TRUE.
You not only exchange season for season, but the location of where you
own will determine the location you get. Own a nice red week, but it’s
in the middle of Iowa? Don’t expect to exchange your week to Hawaii.
(Like for Like) The best locations exchange for the
best locations.
I CAN’T USE MY WEEK THIS YEAR
You have options; You can: A) Let friends or family use it. B)
Rent it. C) Call up the exchange system and deposit it.
(when you do this you do not have to automatically request an exchange,
you have 2 years from the date of deposit to make a request)
DIFFERENT FORMS OF OWNERSHIP
The timeshare you purchase can be deeded to you, similar to your home,
or you may purchase a timeshare that is in the form of a lease. This
means that you will own it for a fixed number of years. It can be fixed
time, the same week every use year, or it can be Floating time and you
will be able to choose a week from a set number of weeks each use year.
(Ex. Weeks 1 – 23, or floating white season). Annual - usage every
year. Biennial - you will have usage each odd or even year. Then
there are points; this offers a ton of flexibility. You can choose your
week, or you can split your usage up (go 2 nights here or 3 nights
there) and sometimes if they own multiple resorts you can use your
points to go to any of their locations.
WE DON’T VACATION ANY LONGER, NOW WHAT?
You have options here as well. A) You can leave it to your kids.
B) You can sell it. C) You can donate it to a charity
for a tax write-off up to $4900.00 (without an appraisal).

WHAT WILL THIS COST ME?
The purchase price of a Timeshare can cost anywhere from $500 to
$40,000. You then have a maintenance fee each year. These fees cover
the maintenance of the grounds and common areas, housekeeping
,insurance, utilities, management, replacement of furnishings and
appliances every few years, and a reserve fund for roads, or roofs if
needed. It is money well spent. Maintenance fees
generally run from $400 to $600 a year, depending on the resort you own.
Taxes are included in the fee at most resorts, or $30 to $100 if paid
separately. If you choose to belong to one of the major exchange
companies, RCI or II, there’s an annual membership fee (about $100) and
a fee if you want them to make an exchange for you (about $125).
